Studio BKA designed a modern coworking and event space in a restored 1911 schoolhouse in Gretna, blending historic preservation with contemporary design elements and functional workspace solutions.

Primary Workspace, built within a restored 1911 schoolhouse, is a modern coworking and event space located in the heart of Gretna, LA (just outside of New Orleans). The project was developed through a public-private partnership, utilizing $2.7 million in federal ARPA funds and $800,000 in Louisiana Historic Tax Credits. By blending historic preservation with modern workplace needs, the renovation offers a functional and community-focused environment while maintaining the architectural integrity of the original Italian Revival building.

Designed by Studio BKA, developed by Formwork Development, and built by Perrier Esquerre Contractors, the 13,000 square foot coworking space retains key historic features while incorporating contemporary design elements with a touch of art deco style. It sits atop a ground floor level that plays host to historic German Cultural Museum space and a new white box retail space, which will likely provide food service offerings to coworking tenants and community workers in nearby government buildings.

The iconic interior centerpiece of the coworking space is a two-story auditorium, where the original proscenium arch—previously deteriorating—has been reconstructed to serve as a central gathering space and rentable event venue. The building’s historic double-hung windows were fully restored, flooding the space with natural light, while new walnut millwork and carefully selected materials enhance the building’s warmth and character.

The layout balances open coworking spaces with private offices, meeting rooms, and collaborative areas. A black-and-white checkered marble entryway leads to a split grand staircase, reinforcing the historic design while guiding visitors through the space. Custom-built phone booths and semi-private work nooks provide flexible options for tenants, while restored corridors offer additional workspaces that integrate seamlessly into the building’s existing structure.

Throughout the project, careful attention was given to historic preservation guidelines, ensuring compliance with the Secretary of the Interior’s Standards for Rehabilitation. The revitalization of Primary Workspace not only preserves and activates a significant piece of downtown Gretna’s history, but also contributes to the area’s economic development by attracting businesses and professionals to the downtown district.
